Quantity Surveyor

Our client, a leading Electrical Contractor in the Irish residential and commercial construction industries, is seeking an experienced Quantity Surveyor to support their continued growth.
 
Key Responsibilities

• Tendering and Pre-Contract
  • Review drawings, specifications, and scope to produce accurate take-offs and bills of quantities for electrical packages.
  • Prepare tender submissions, pricing schedules, and clarifications; assess risks, exclusions, and opportunities.
  • Support value engineering and buildability options with the delivery team and designers.
• Post-Contract Commercial Management
  • Set up cost plans, budgets, and cash-flow forecasts; track budgets against actuals and report variances.
  • Prepare and agree monthly applications for payment, valuations, and final accounts with main contractors/clients.
  • Identify, price, and negotiate variations, change orders, and compensation events promptly.
  • Administer contracts (e.g., NEC/JCT/public works forms as applicable), ensuring compliance with notices, records, and timelines.
• Procurement and Supply Chain
  • Source and evaluate suppliers/subcontractors for electrical materials, plant, and labour; issue RFQs and compare returns.
  • Draft and place subcontracts/purchase orders with clear scope, terms, and deliverables.
  • Monitor supplier performance, certify payments, manage back-to-back terms, and resolve commercial issues.
• Cost Control and Reporting
  • Maintain robust cost-to-complete, CVR (cost-value reconciliation), and project margin tracking.
  • Produce monthly commercial reports, risk registers, and recovery plans; recommend corrective actions.
  • Maintain accurate records: site measures, progress photos, correspondence, and meeting minutes.
• Collaboration and Governance
  • Work closely with Project Managers, Engineers, Design, and Site Supervisors to align programme, scope, and commercials.
  • Ensure compliance with H&S, quality, and sustainability requirements that affect cost and delivery.
  • Support audits and internal governance processes; contribute to continuous improvement.

Requirements

• Degree or diploma in Quantity Surveying, Commercial Management, or related discipline (or equivalent experience).
• Working knowledge of common contract forms (e.g., NEC/JCT/public sector equivalents) and payment legislation.
• Proficiency in measurement (SMM/NRM or regional equivalents), take-offs, and bills of quantities.
• Strong numeracy and Excel skills; familiarity with estimating and cost management software is an advantage.
• Proven ability to manage multiple projects, prioritise deadlines, and negotiate effectively.
• Clear written and verbal communication; able to produce professional reports and commercial correspondence.

Desirable

• Professional accreditation (e.g., RICS/SCSI or working towards).
• Experience with design-and-build, BIM-based take-off, and digital field tools.
• Knowledge of grid connections, HV/LV systems, containment, cabling, UPS, generators, and controls in sectors such as commercial, industrial, pharma/data centres, or renewables.
• QS experience, ideally within electrical or MEP contracting; strong understanding of building services.
